Sage Homes - Vico Homes partnership strengthens with almost 1,000 affordable homes transferred to date

Sage Homes, the country’s largest provider of new affordable homes, and Northern housing association Vico Homes have strengthened their growing partnership, with 825 affordable and social rented homes now transferred. This includes the recent handover of 435 high quality, energy efficient homes across Wakefield and the wider Yorkshire region, following the transfer of 390 tenanted homes in June 2025.

A third transfer is already planned as both organisations work together to respond to growing demand for safe, secure and long-term affordable housing.

Delivering high quality homes to meet the shortage of affordable housing
With demand for affordable homes continuing to rise, partnership-led approaches are key to unlocking delivery and supporting the government’s ambition to build 1.5 million new homes during this Parliament. Both Sage Homes and Vico Homes see partnership working as essential to achieving scale while maintaining quality.

Vico Homes has set a bold ambition to provide a further 10,000 homes over the next decade. Strategic acquisitions like this form a key part of its growth model, enabling the housing association to expand quickly without compromising safety, standards or customer experience.

Sage Homes is targeting delivering 30,000 new affordable homes by 2030. By transferring select homes to strong RP partners it can focus on delivering excellent customer service in its core regions, while expanding its investment in new homes that increase the supply of affordable housing nationwide.

Sage Homes was established to expand the delivery of high quality affordable homes across England, using institutional investment to support long term housing supply, and has now delivered more than 21,000 high quality, energy efficient new homes, with a further 2,000 in the pipeline. Last year, Sage Homes concluded its first major transaction with USS as Sparrow Shared Ownership took over the management of 3,000 homes and their customers.
