Sage Homes reports on strong 2024 performance
Sage Homes RP Limited and Sage Rented Limited (“Sage Homes”), For Profit Registered Providers, have published their full year results for the 12 months ended 31 December 2024.
Sage Homes reported another strong year, investing £353m to deliver 3,985 new affordable homes, cementing its status as England’s largest provider of newly built affordable homes for the fourth consecutive year.
Further achievements and key milestones from the year include:
- The sale of one of its RPs, Sage Housing Limited, to Universities Superannuation Scheme (USS), renamed Sparrow Shared Ownership. The sale brought significant new institutional investment to the sector, realising Sage’s ambition to facilitate movement of institutional capital into the affordable housing sector.
- Investing in a new internal housing management team and growing its customer care centre in Northampton, allowing Sage to take direct responsibility for housing management services across the entire portfolio. This has contributed to even stronger customer satisfaction rates of 86% for customers who have only ever had their homes managed by Sage directly. Sage continued developing digital solutions to make services even more accessible for customers.
- The continuing success of Home Stepper, Sage Homes’ innovative partnership with housebuilders to make buying a home more accessible and provide much-needed additionality. Over 2024, 906 more customers stepped on to the property ladder as a result of this shared ownership scheme.
- In 2024, 98% of our homes had achieved an EPC A or B rating which is a marked improvement on the UK’s average home (EPC D). Properties which are EPC-rated B are estimated to save approximately £376 a year compared to the EPC D national average.

We successfully took on the responsibility for managing all our homes ourselves and simultaneously continued to deliver sector-leading numbers of affordable new homes and were the largest provider of newly built affordable homes in England for the fourth consecutive year.
“The sale of SHL to the Universities Superannuation Scheme (USS) in August 2024 was also a huge step for Sage and the sector, delivering much needed new institutional investment into affordable housing.
