Sage Homes reports strong 2025 results as investment in housing management delivers
Sage Homes, England’s largest provider of new affordable homes, has today published its full year results for the 12 months ended 31 December 2025, reporting strong operational results and continued improvements for customers across Sage Homes RP Limited and Sage Rented Limited (“Sage Homes”).
The performance reflects further progress since Sage Homes brought housing management services in-house two years ago, making it the only large new entrant to the sector to deliver all housing management services directly to customers.
During 2025, Sage Homes maintained its position as the largest provider of new affordable homes in England for the fifth consecutive year, surpassing 20,000 homes delivered since 2017. 21,412 homes have now been delivered to April 2026.
Elizabeth Froude, CEO, Sage Homes, commented: "Two years after bringing housing management services in-house, we are seeing the difference this is making for customers and colleagues, with stronger service delivery supported by high occupancy levels, efficient lettings, low arrears and improved customer satisfaction.
“We continue to invest in our repairs service, with our directly employed team forecast to complete around 5,700 repairs this year, more than double the number completed in 2025. By self-delivering around a quarter of all repairs in 2026, we are increasing our control over service quality and responsiveness, helping us achieve better outcomes for customers.”

2025 Annual Report highlights:
Strong customer satisfaction results:
- Sage Homes RP (SHRP): top-quartile customer satisfaction rates, with affordable and social rent residents at 81%.
- Sage Rented Limited (SRL): affordable rent customer satisfaction increased to 71%, up from 67% in 2024.
Improving net operating income margins:
- Sage Homes RP (SHRP) improved from 44.3% in 2024 to 52.0% in 2025. Customer arrears fell from 2.0% to 1.8% while maintaining high customer satisfaction scores.
- Sage Rented Limited (SRL) increased from 40.6% to 42.4% over the same period. Customer arrears fell 1.0% while maintaining high customer satisfaction scores.
Long-term sustainability focus:
- More than 98% of homes now achieve EPC ratings of A or B.
- Operational carbon emissions reduced by 24%, supporting the transition to a lower-carbon operations.
